Our engineers check the architectural and MEP drawings for space use, structural loads and shop-front openings before construction. Design conflicts get solved on paper, where they cost least.

Commercial Permits, Civil Defence and EtihadWE

We prepare and submit the architectural, structural and MEP drawings for the building permit, and plan fire-fighting and alarm systems with the MEP works so Civil Defence approval is ready before opening.

Structure, MEP and Façade

Reinforced-concrete frame, post-tensioned slabs where they save space, blockwork, services for both shops and apartments, and a façade that gives your building a clean street presence.

System Testing and Handover

Before handover we test the HVAC, fire-safety, electrical and plumbing systems, then hand over the completion documents. Our team stays available after the final inspection.

We review your architectural and MEP drawings, check space use and load requirements, and agree a transparent budget and timeline built around your opening date.

Permits and Commercial Approvals

We submit the drawings through the MPDA Amar portal and follow up with the Municipality, Civil Defence and Etihad Water & Electricity (EtihadWE, formerly FEWA), so the project moves from design to site without interruption.

Civil, MEP and Finishing Works

One supervision plan and one schedule for structure, services and finishing. Our engineers keep you updated and keep costs under control from start to finish.

System Testing and Handover

Full testing of HVAC, fire safety, electrical and plumbing before handover, then the keys, the documents and continued support after the final inspection.

How much does a commercial building cost to build?

It depends on floor area, design, parking and finishes. For reference, our Ground + 4 + Roof mixed-use building cost AED 6.8M and our 11-level tower AED 16M. We price your building from its own drawings after a site visit.

How long does a commercial building take to build?

Typically 10 to 18 months, depending on size, design complexity and finishing level. You get a documented timeline before construction starts.

What approvals does a commercial or mixed-use building need?

A building permit covering the architectural, structural and MEP drawings, Civil Defence approval for fire safety, and EtihadWE connections. We prepare and follow up all of them.

Can I have shops on the ground floor and apartments above?

Often yes, if the permitted use of your plot allows it. We check this with you before design starts, then plan the ground floor around its tenants: ceiling heights, openings and services.

Do you offer design and construction together?

Yes. We work with certified design consultants to deliver turnkey commercial buildings, from the drawings to completion.

Why use post-tensioned slabs on a commercial building?

They allow thinner slabs and longer spans with fewer beams, which means more usable parking and more open commercial floors. We used them on our 11-level tower on Plot 1279.
