Efficiency, looks and affordability: the owner wanted a mid-rise residential building that makes the most of every square metre, looks contemporary from the street and stays within a realistic budget.
Building a Ground + 4 in Al Alia, Close to Our Office
Al Alia is in Ajman’s middle sector, and it is home ground for us: our office is in Al Alia, just off Sheikh Khalifa Bin Zayed Street. Being a few minutes from site makes a real difference: quicker site visits, faster decisions and an engineer who can be there when the concrete arrives.
How We Built the Ground + 4 on Plot 2886, Turnkey
Excavation and reinforced concrete foundations. Footings and foundation works; the photos in the gallery were taken during this stage.
Structural works for the ground and four floors. A reinforced concrete frame for the whole building.
Masonry, plastering and tiling. Walls and floors, level by level.
MEP installations. Mechanical, electrical and plumbing systems for every unit.
Interior and exterior finishing. Finishes inside, and a modern façade outside.
Façade treatment, waterproofing and roofing. Then final handover preparation.
Ajman Municipality Approvals for a Ground + 4 Residential Building
Every building in Ajman starts on paper. The consultant prepares the drawings, Ajman Municipality and Planning Department issues the building permit, and the work is then inspected at key stages as it goes up. As a turnkey contractor we coordinate the whole process with the consultant, so the owner deals with one team from foundation to handover.
Lessons for Owners Planning a Ground + 4 in Ajman
Turnkey means one point of responsibility. When the same contractor carries the job from foundation to finishing, there is no gap between trades for problems to hide in.
Maximise the plot on paper first. Usable area is decided at the design stage. That is where a good layout pays for itself.
Keep the façade simple and solid. A clean, well-detailed façade ages better and costs less to maintain than a complicated one.
